The appellant-plaintiffs let out a plot of land to the respondent-defendants under a registered lease deed dated 17.10.2011 for thirty-three years at a monthly rent of ₹92,550/- with 7 per cent annual increase, and handed over possession. To enable the defendants to raise a construction loan secured by an equitable mortgage of the land, the parties executed a supplementary lease deed on 15.02.2013 modifying certain terms, including revising rent to ₹9 per sq. ft. of constructed area; this document was not registered, and the plaintiffs pleaded that registration was unnecessary as it merely modified the earlier registered lease.…
